What are the seller fees associated with ExpressOffers?

Seller Fees Overview for ExpressOffers Transactions:

When selling a property through ExpressOffers, it's important for sellers to be aware of the fees that may apply. Our commitment is to provide full transparency through the use of net sheets, which detail all applicable fees for the transaction, ensuring sellers have a clear understanding of their financial obligations.

Commission:

As agents, we secure our commission directly from the sellers. This is a standard practice and is negotiated upfront.

Opendoor Fee: For properties sold to Opendoor, a fee of 5% is charged to the seller by Opendoor. This fee covers their service costs and is in addition to the agent's commission.

Other Buyers: When selling to buyers other than Opendoor through the ExpressOffers platform, there are no additional fees charged to the seller by the buyers. However, sellers are still responsible for paying the agreed-upon commission to their agent.

Key Points to Remember:

Net Sheets:

We use net sheets to provide a detailed breakdown of all transaction fees, ensuring transparency and understanding.

No Hidden Fees: There are no hidden fees. All charges, including the agent's commission and any buyer-specific fees, will be clearly outlined in the net sheet.

Seller's Responsibility: Sellers are responsible for the agent's commission and, if applicable, the Opendoor fee.
