When reviewing offers through ExpressOffers, seller fees can vary by offer type and by the buyer making the offer. Every offer should be presented with a net sheet so the seller can see the true net, side by side, before choosing a path.

What sellers will always pay

  1. Agent commission.
    1. The seller pays the listing brokerage commission as negotiated in the listing agreement.
  2. Standard closing costs
    1. Normal seller closing costs still apply, things like title, escrow, and any negotiated concessions. These are shown on the net sheet.

What may change based on the offer type

Some offer types can include an additional service fee, convenience fee, or program fee charged by the buyer or offer provider. If a fee applies, it must be disclosed on the net sheet tied to that specific offer.

Examples of offer types where fees may show up: Convenience-based solutions like
  1. Cash offer+
  2. Cash offer + repairs
  3. Sell now, move later
Straight cash offers
For straight cash offers there should be no additional seller fee beyond the agent commission and normal closing costs reflected on the settlement statement.
